Carpet cleaning prices, room by room.
Hot-water-extraction carpet cleaning priced by room count — the way customers actually ask for it — with stairs, protection and upholstery as separate lines.
How it prices: Priced by room count with a falling per-room rate — the first room carries the setup cost — multiplied for your area, with stairs, hallways, stain protection and upholstery as add-ons. Treat the output as a starting band, not gospel — gather 15–30 local price points before you commit to a number.
What carpet cleaning costs in the UK in 2026
Professional hot-water-extraction cleaning typically runs £40–£55 for a single room, £70–£85 for two, and £130–£165 for a whole three-bed house. Stairs and landing add £30–£40, and upholstery is priced per piece — around £50–£70 for a two-seat sofa. The per-room rate falls as rooms are added because the machine set-up happens once.
Drying time with proper extraction is 2–4 hours. Quotes far below these bands usually mean a light spray-and-buff rather than genuine extraction.
If you're the one running the machine
The first room pays for the setup; every additional room is mostly margin — so the quoting job is lifting the average ticket, not the room rate. Stairs, the hallway, stain protection and one piece of upholstery routinely turn a £78 booking into a £150+ visit, and empty-house work (landlords, end of tenancy) fills the gaps between domestic jobs.

Pricing questions, answered plainly
How much does carpet cleaning cost per room in the UK?
£40–£55 for a single room in 2026, falling per room as rooms are added — two rooms £70–£85, a whole three-bed house £130–£165. Stairs and landing are typically £30–£40 extra.
How much is a whole-house carpet clean?
A three-bed house is typically £130–£165 and a four-bed £170–£210, excluding stairs and upholstery. Whole-house rates are better value per room because the setup happens once.
Is stain protection worth adding after a carpet clean?
Protector treatments are typically £25–£40 per job and help carpets resist re-soiling — and for the operator they are high-margin minutes. Either way the price should be a named line, not blended in.
How long do carpets take to dry after professional cleaning?
Two to four hours with proper hot water extraction and good airflow. Much faster claimed drying usually means a surface-only clean rather than extraction.
