How it prices: Base price by house type (a vacuum clear of all accessible runs, with a camera check), multiplied for your area, discounted slightly on a repeat plan, plus the add-ons that come up once you're on site. Treat the output as a starting band, not gospel — gather 15–30 local price points before you commit to a number.

What gutter cleaning costs in the UK in 2026

A vacuum gutter clear on a standard three-bed semi typically runs £70–£100, a bungalow or terrace £55–£80, and a large detached house £110–£150. Most reputable operators clear every accessible run from the ground with a high-reach vacuum and show you a camera before-and-after rather than climbing ladders.

Watch for two things in cheap quotes: a low headline price that covers only the front runs, and no downpipe check at all — a clear gutter draining into a blocked downpipe floods anyway. A proper job states what's included.

If you're the one holding the vacuum pole

Gutter work is a classic add-on-heavy trade: the £80 clear becomes a £150 visit once the blocked downpipe and the fascia wash are agreed on the doorstep — which is why the calculator prices them separately, and why quoting 'from £X, plus extras as found' beats one blended number. A twice-a-year plan at a modest discount turns one-off jobs into a round.

The full method — pricing, the doorstep add-on script, building the autumn round — is in The Gutter Cleaning Works, £47.

Pricing questions, answered plainly

How much does gutter cleaning cost in the UK?

A vacuum gutter clear on a typical three-bed semi-detached house is £70–£100 in 2026. Bungalows and terraces sit around £55–£80, large detached houses £110–£150. Blocked downpipes, fascia washes and conservatory gutters are usually priced as add-ons.

How often should gutters be cleaned?

Once a year as a minimum, ideally twice — late autumn after leaf fall and again in spring. Houses under trees need the twice-a-year plan; many operators discount the per-visit price slightly for it.

What should a gutter cleaner charge for a blocked downpipe?

Unblocking a downpipe is typically a £20–£35 add-on per pipe, agreed before the work is done. It takes real time and carries the risk of hidden damage, so it should never be bundled free into the headline price.

Is gutter cleaning priced per metre or per house?

Domestic work is almost always priced per house type, because access and storey count matter more than gutter length. Per-metre pricing is mainly used on commercial runs.
